Leave and Licence Registered notary

Sir,

I wanted to know how much fees is charged on Registered Notary under the Notary rules 1956.

I am a LL.B student and I don't know about how Notary is worked. I also wanted to know whether a notary can attested if both the party is absent if yes then how the names can be entered in the books

Housing society in pune

Sir my flat in Pune balewadi area,l m paying regularly maintenance before due date.
In 2016 AGM , Society file case to builder for not completed building pending work & pass the collection of legal fees for legal expenses,but an AGM I m refuse to contribute legal charges. Last AGM they pass resolution that who not paid legal charges, face not collecting garbage
My Question is ,can society stop to collecting garbage from my flat ?
Garbage collecting is part of maintenance,& pay Regular maintenance timely
My flat s in renting &they harassing my tenant.
Pls .guide me.

Non availability of overhead drinking water tank

Respected sir,
in our newly erected 4 storied residential building there is only one overhead water tank (borewell water). But no drinking water fecility(corporation water) overhead tank is available.Builder ignores complaints.Where to reports for this? please advice.

hi i'm a chairman of an housing society my quarry is that what legal action can a society take against an member of the society who is not obeying rules and regulation of the society and passing wrong messages to all other society members about committee members

IPC 279

Hello everyone In March 2018 I was charged under IPC 279 for entering in one way road. There was no accident, no speed, no one was hurt. As i was not aware of the acts and all, i took the challan and paid the fine in court and the case was disposed. I never thought that this would be a criminal case. Now i am applying for Canada PR. I have got the clean Police clearance certificate. But i am worried about after submission verification. As i know that any criminal record may lead to refusal. Will they get to know my disposed case as well. If Yes, what should i do?

Registration of sale agreement in resale of flat

I bought a flat in a cooperative housing society from existing member of this society. I paid stamp duty but could not register the agreement because the seller and the family migrated out of India. I submitted the documents for transfer to the secretary of the society but he refused to accept the documents because the agreement is not registered. I told him that in case of resale of flats in a registered cooperative housing society no registration is compulsory as per section 41 of the Maharashtra Coop Societies Act 1960. I also showed him the query made in Lawyersclubindia and reply to this query by an expert lawyer which is as follows: Section 41 of the Maharashtra Cop Societies Act which specifically provides for exemption from compulsory registration of an instrument relating to shares and debentures of the society. Nothing in clause (b) and (c) of sub section (1), of section 17 of the Indian Registration Act 1908, shall apply to any instrument relating to shares in a society, notwithstanding that the assets of the society consist in whole or in part of immovable property. Therefore under the said section it is specifically mentioned that such an Agreement does not require registration. In fact it has been held by Bombay High Court in its judgement in Usha Dongre vs Suresh Kotwal reported in 1990 Maharashtra Law Journal 306 that such an Agreement does not require Registration.Therefore, such an Agreement is not required registration with the Sub-Registrar of Assurances.
Therefore considering the above do I need to register my Agreement for transfer of flat?

Dc conversion validity period

Sir,

Can you please let me know if there is a validity period for DC conversion or NOC and even Approvals from any Town Planning Authority. Suppose I purchase a DC converted Land with NOC from Town Planning Authorities, are there chances that the land can be acquired by any Town Planning Authority like in bangalore we have BDA, BBMP, BMRDA. Is this possible after expiry of Approval period if any.

Harassment of parents

Hi all respected sir and madam.
This case is regarding the right in property.
My aunty (chachi) is harrasing my parents regarding the right in property of my late grandmother. My father age is 66 and my mother age is 54. My late grandmother has already given one room to my uncle (chacha). But she didn't kept any proof or will regarding this and now my uncle has passed away before 3 years ago. And now my chachi is claiming the right in my grandmother's second room. But my grandmother has already given one room as property to my uncle. My chachi is harrasing my parents and used abusive language against them. She has sent legal notice to the builder regarding this (as the building is going for redevelopment). She threatened the builder that if she won't get her right in property then she will stop the project as she has some contact with politician. (My uncle and aunty doesn't have child.)

I running a shop in a market and in front of my shop their is a back wall of shop whose owner had put an window AC and it's dwelling much heat towards us and it's dust also causing some skin infection to us.

Nationality doubtful for passport

I applied for my mother in law's passport. Documents attached were her Aadhar card, Voter ID and PAN. After police verification report was submitted nationality doubtful. My mother in law was born in Calcutta in 1962 and came to Delhi at the age of 7 or 8 with her parents. She doesnt have a birth certificate and parents have passed away. She studied till class 5. We went to the RPO in Delhi Bhikaiji Cama place and asked what proof to submit in case of a nationality doubtful police report. Theysaid a special enquiry will be conducted no additional documents hve to be submitted. What is a special enquiry for passport? How muchtime does it take ?
