Transfer of ownership per will

Hello,
My late grandfather made a Will per which he bequeathed his agricultural land in Kerala to me. In the Will he included a clause that my mother is entitled to the proceeds from the yield from the land during her lifetime. The property is still in my grandfather's name and the property taxes are being paid under his name. I would like to have the property transferred to my name so that I can sell it. We spoke to the village officer and he told us that the property cannot be transferred while my mother is still alive. Is that true? Also, my mother is not interested in the proceeds from the yield from the property and wants the property to be transferred to my name so that we can sell it (my mother and I live outside of Kerala and it is not convenient for us to manage the property). Is there any way to have the property transferred to my name so that we can proceed with selling the same.
Thank you very much.
Joe

After divorce change in under guardianship of minor account

Due to temperamental differences between me and my wife, we were separated from the date 23-December-2013 and later we filed mutual consent divorce on the 03-September-2016 and the second motion in the family court was 01-Apr-17.

The custody of both of my minor daughter's remained and are with me.

One of my minor daughter holds a PPF Account with SBI under the guardianship of her mother.

On the 07-October-2016, I personally visited the State Bank of India , Personal Banking Branch, New Delhi for change of under guardianship from PPF A/c along with the first motion papers, I was advised to come again after the second motion along with the copy of judgement and decree for the needful.

Again on the 20-Jun-2017, I visited the State Bank of India, New Delhi branch along with the application and the required documents, as advised to me before and submitted the same at the SBI, New Delhi.

I have been chasing SBI, branch by personal visits and over the emails from 07-October-2016 for the change of under guardianship for my daughter's account.

On the 29-June-2018, I received a reply from the Asst. General Manager of SBI, New Delhi asking for the consent of the mother for the change of guardianship.

The situation is, after the second motion of divorce dated 01-April-2017, neither the mother used her visitation rights and nor we (father and both the minor daughter's) are aware where she is and what she is doing ?

I am solely taking care of both the minor daughter's and we are not aware where the mother is ?

I just want the account should belong to my daughter (minor) at the time of maturity.

Or

The bank may close the account and send the cheque in favour of the (minor) at the address on bank records.

Or

They may keep the account in the name of Minor and remove mother's name.

Please advise what can I do in such a situation.

Buying a land for burial for a church (catholic church trust

Dear Sir/ Madam.

As we are been discriminated and not being allotted burial land by local authorities. We are finding an option of buying a land of our own through the trust from our own funds. In Vasai East (Phalghar Dist. of Maharashtra).

Looking forward for your suggestion to how can we get the land if yes how do we go with it or are there any restrictions as per constitutional law.

regards

Divorce & child custody

Dear All,

My Case Details are as below -

1) Me & Wife are married for Past 10 Years as per Hindu marriage and are having 8 yrs old male Child

2) From starting onward there were some differences, disputes which kept rising with time span & moreover my wife is also diagnosed with Bipolar disorder for which i got her treated also but she was not willing to take medication so we have to quit treatment

3) she always forced me to live separate from my Parents which was not possible for me being only son but i made a suitable arrangement that we started living on upper portion & my parents live at ground floor of same house but even then she was not Ok with it & always abusing me & my parents and always insisted to live at her Parents home along with our minor child & asked for Financial Support for this which i refused as i always wanted to live with her & my child

4) During our living together she many time took away our child to her Parents home but returned back after intervention of Elders of both Sides but every time it was very much traumatic for me to ask Family members to help me reconcile & make her understand her matrimonial duties

5) Last year in January again in fit of anger she left my home alone leaving behind our son by Quarreling a lot & abusing me in front of Colony members & went to her Parents home while after few days i again tried to reconcile but she was not willing to come back

6) In March last year she filed domestic violence complaint in CAW Cell followed by maintenance case & Child Custody case whereas i filed Divorce & now after one year she got interim maintenance of 10K & visitation rights to child twice in a month till custody case is decided

Now after one year of Bitter Fights in Court she again wants to come back but off course still on her terms only that i have to arrange separate accommodation for her but i still doubt her intentions as it can be a trap also to take away Child Custody & involve me in multiple criminal cases..I just want to understand if any such compromise happens in future how i can legally safeguard myself & my Family from any future complications...else how i should try to settle this matter as litigation in court is leading us no where but yes living again with her is not an easy task too and my main contention is to retain my child custody rather than divorce...Plz need some serious help upon this.

Wife asking society for details of flat owner and nominee

Dear Experts,
My DV/maintenance case is in court.
Also my wife has filled divorce case seperately. Yesterday our society secretory received a letter from my wife asking information about first owner,co owner/nominee etc. of flat I am living in under RTI act.Flat's first owner is my father and second name is of my mother.
My queries are,
1. Does CHSL comes under RTI act?
2. Why would have she asked the details?
3. Should I be worried about this?
