There are two questions
[1]Buying SC ST DC Converted land in bangalore
[2] Family tree issue
I want to purchase the DC converted SC ST granted land. We are waiting for the
Sale rights from Dist Commissioner to for buying grated land.
In 1972 , there were 8 family member were in Family tree of sc st but in 2010 , only three members
are there in family tree.
Please suggest wether we should go for registeration or not so that we should not get
any issue in future.

Without involving the legal heirs of other persons it is not wise to buy this land.
No transfer of the whole land is possible unless you purchase it from the all owners or their legal heirs.

Please check the document, whether it permits the SC ST (owners ) to sell the land to on SC ST (buyers).

Thanks for your reply. This SC st land belongs to Bangalore Karnataka.
We are in touch with local lawyer. I just want to take your opinion. My developer is in touch with SC st land owner. He will buy from them once he has the Dist Commissioner approval for buying these land.
The local herring is not required.
The land is around 3.5 acres and its DC converted in June 2012.
This land is granted under hereditary offices from thoti which is not covered
under 1979 ptcl act.
This land was given lease period of 15 years.
As per the above clause, no approval is required from Govt.

But on safer side, Developer will be taking approval from Dist Commissioner for saleing rights.
But again there is the issue of family tree between 1979 and 2010.
I do not know what supporting documents will be required for family tree.

If it is the case, how can you buy.

Sir,
This land is granted under hereditary offices from thoti in 1972 for 15 years.
The PTCL act was initiated in 1979 but the land issued by thoti was not covered under this act.

Expert Advocate Mr. Arunagiri's question about the lease is not answered. Therefore the doubt of absolute title still persists. Even if the title has been confirmed by dating back to its original recipient of the land from the government then, what about the details of legal heirs of the pre-deceased/post deceased heirs?,suppose someone claims for his share in the future, what is the precautionary measure adopted to solve such eventuality?

[1] We got more information from Builder lawyer that the land was allocated by Thoti inami office to SC ST for 980 rs in 1972. Its not free land.
[2] This land does not come under PTCL and Tenant act. Lawyer has provided paper for this one.
[3] Lawyer clarified that its not granted land
[4]Lawyer will provide EC certificate,
Family tree paper(as there were 8 person in 1972 and only 3 person name in 2010)
[5]NOC from Dist commissioner for this land.
It looks like I can go ahead once I have NOC from Dist Commissioner
