Psu tenants 10 year lease whether required for old tenants

I have being staying in the property for abt 20 - 25 years. earlier it was a Private owned building which was morgated and later taken over by PSU Owned property. when i took over ( it was under PSU) from the original tenant son( decd in 1968) in 1986, thouigh i was sharing the premises n payment rent in cash much prior to 1986- but documentsed in 1986 by way of sale deed - affidavit stating transfer of title - rights which we had submitted the papers for transfer to PSU Office in 1993. But later in 1996 PSU stopped accepting rent n declined the same repeated - later one cheque paid of lumsum amount was received. Now after so many years PSU Landlord asking handsome one time compensation for tranfer and rent with arrears and interest and asking us to sign the 10 year lease agreement. in this situation i do not know whether i right to sell this property as old tenant will be seized ??? Appreciate yourt expert advice, protection of Tenant like me under the prevailing law.

Since the arrears of rent is for so many years it would be better if you sell this one and move to a new property.

Thanks for yr prompt reply. but due to transfer issues, its difficult to get buyer in short time n PSU landlord asking me to either pay one time compensation for transfer + rent arrears with interest + 35 % escalation in from Dec 2012 + 10 year lease with registration n stamp duty payment from us. they given time limit to reply in next 5 days or will proceed legally. I m staying in this premises with my Family and to raise Finances to landlords expectation and terms is much too much for a housewife like me. please advise how can i get protection under law. thanks very much
