please guide me about the safeguards taken as a seller in land deal going for agreement to sell.

engage a local aadvocate , have the agreement drafted by the advocate . he will safeguard your interest . in short make time essence of contract . specify when full payment is to be made and provide for all eventualities in case buyer fails to make payment . satisfy your self about title to the property

Try to make a time bound contract so the purchaser in default of completing the sake within stipulated time could not enforce the agreement through court in the even you later cancel the same.

Make an enquiry of the person's financial capacity whether he is in sound possesssion to purchase the property or not, because some times what happens they will give the token money and will get agreement of sale and thereafter on the basis of that they will sell it to other person and will be vanished into thin air. So make necessary enquiry about the person
