Dear Sir,
What is the procedure if a Pvt. Company has to buy agricultural land and transfer the title to its name in Maharashtra ?

if any director is an agriculturist purchase land in his name . in Maharashtra only an agriculturist can buy agricultural land

If company has to purchase the land in its own name then also it needs to have the status of agriculturist. It means the company is required to first purchase the land (may it be just a small piece of land) in either of the States wherein there is no requirement of the agriculturist to purchase the agriculture land and then obtain the status thereto and then purchase in Maharashtra.

Thanks for the quick reply from all of you. How should we approach to buy a land for setting up a factory on an agricultural land. Do we register the agriculture land, transfer the title deeds and then apply for conversion of land use ? Or do we need a special permission for before buying the land ?
