Authenticity on construction of Gaonthan plot?

Hi,
I want to buy flat at Panvel, New Mumbai where builder claims that he has got all the approvals to construct residential building at Gaonthan plot, hence I would like to know what documantation do I need to check before investing because I have doubt on builder authenticity.

Take copies of the documents available with the builder and get these searched by your lawyer. Search web regrading permissions if available.
