General power of attorney for leasing and property management

Hi,
I am moving abroad and leasing out my property in Hyderabad. In my absence, my friend would look after the property and sign rental contracts. I am giving a GPA to him to manage the property and sign the contracts.
Is GPA recommended for this purpose?
Do I have to specify exact property and the exact privileges that would be granted through the GPA?

1. POA may be given only to very very trusted persons.
2. Insert a clause that the POA is for so and so period and ONLY for so and so action ONLY. Further mention that the POA will become infructuous & expire on so and so date.

The POA should clearly mention the scope and terms and should avoid to give full powers like power to sell/ mortgage/ gift / assign etc. rights of the property to agent.
