Specific relief act

What are the main pleadings by which a defendant gets out of the Specific Relief ACT? I believe "Delay in Filing" or generally a delay of any sort by the Plaintiff is used to plead that relief under the Specific Relief Act can be disallowed?

Limitation is the main point . Other points can be said only after going thru., the plaint.

Besides delay defeats equity,the other point is that he who seeks equity must do equity and one who visits court to enforce some equitable right must come with clean hands are some other points of defence.
