What if the mutual agreement made between the three brothers regarding a Bunglow property is not registered on that date.

1. It is legally mandatory to "register" all types of Deeds and Agreements.

2. Unregistered Deeds /Agreements are legally NOT enforceable, in Court of Law.

I agree with expert Mr. Agarwal, it has to be compulsorily registered u/s 17(2) of the Registration Act.
