before purchasing a real estate property it is always advisable to get title verification report ffrom the asvocate. in case of residential flat: report of 12 years may suffice. always report of revenue records of 30 years is advisable. In addition to fit within the scope of bonafide purchaser it is advisable to publish a public notice in the news paper.
