What are the main legal requirements a purchaser should ask for when he/she is purchasing a flat from the vendor ?

The purchaser can ask to the vendor to deliver the copies of Title Deed,ROR(Revenue Record),Mutation Certificate, Tax Receipt and sanctioned plan of the Municipality/Corporation,Rent Receipt of Revenue,in case of Developed then Delopment Agreement between land lord and Builder,power of attorney and also Legal Heirs Certificate of Land owner.

Necessary documents to see how the seller acquired the property.
Property extract.
Encumbrance certificate
Tax receipts
If all relevant documents are produced then publication in the paper calling objections from the public or concerned persons, if anybody has got objections to the purchase is necessary

appoint a lawyer . take title search of the property . have the agreement vetted by your lawyer . ask for original documents of the property
