I had purchased a plot within nagpur area, Maharashtra in d year 1992 but not had registered it and it comes under gunthewari. So, I want to know that what will be the penalty. And the stamp duty will be charged with the current date or by the date when the plot was purchased?

Whether the seller is willing to execute and Register the Sale Deed Now? Without that it is not clear how you will get the registration now?

In any case, you have to find out the details from the sub-registrar's office or somebody well versed with property registration in your locality.

Why is that the sale of property is not registered? Execution of the deed is primarily a responsibility of the transferor.
