Best among gift vs relinquishment vs sale

Hi

we are 3,one brother and 2 sisters. Our father died with out a will and he had a house on his name.

If one of my sister ready to sign and transfer her share for a small consideration in comparison to market rate, what will be the best in terms of avoid future litigation
between Gift, Relinquishment and Sale.

I knew the difference in stamp duty and tax benefits so I am looking for an answer from the angle of avoiding future litigation.

is it possible to cancel the relinquishment on house property afte it got registered?

In andra pradesh - daughters right to property

I was told by some one that girls born after 1981 only are eligible for fathers property. Is it correct?

Is there any time limit to claim my share after my fathers death?

Between family members, relinqueshment vs sale deed

Hi

My father died 5 yrs back, survived by wife and 3 daughters. He has one house on his name which was earlier on our grandfathers name. Now our mother also died.

I want to propose two other sisters to pay for thier share of house and to become sole owner of the house.

Question 1)In this regard, is it better to get an relinqueshment deed from other two or to go for sale deed?
2) Will there be any problem in future from my sisters children with claim on the house as it is grand parents property?

Keeping original certificates

Hi

I would like to know
1) can the employer insist on deposting the original educational certificates to him? is it legally correct?

2)I have signed an agreement with my employer on a 100 rupees stamp paper accpeting terms and conditions. what addtional advange employer gets by keeping certificates?
