Mother property

My mother has not executed a Will. However, if she wishes to transfer one house which she has to me, can she do so. She has self acquired the house and is the sole owner. Can she transfer only the House in my name.

yes she can by Gift deed trnasfer house in your name . Deed has to be stamped and regd

A person can change Will at any point of time.
She can make gift in respect of that house.

you can choose any one out of two:-
1.Execute and registration of WILL or
2.Execute and registration of gift deed, after paying stamp duty.

Your mother is absolute owner and have all exclusive rights of transfer and also has testamentary capacity to write a WILL,but a will comes into operation only on death of the testator who can change her WILL AS MANY TIMES AS ONE WANTS AND ONLY LAST WILL TAKES FORCE OF OPERATION HENCE GO FOR A REGISTERED GIFT.
