Mutation and relevant procedures

Hi,

I want to know what is the law if there is no will by the property owner and her spouse has already deceased. now there are 4 children out of which one is male and his mother as deemed legal heirs of the person.

My question is whom will be the legal heirs as per law out of above 5 persons and what is the mutation procedure to get the property title cleared.

I think mother is died as per your story.

all the five persons are legal heirs.
Get the LH certificate from Tahsildar.
Do the mutations in all the heirs name.
