Regarding mutation and freehold of property

Sir,

My Late father has left behind a leasehold property in Delhi. There are four legal heirs of this property. We want to apply for mutation of the property. Please clarify on the following points:-

1) What is the difference between mutation and freehold of property ?
2) What is the procedure being adopted in delhi to complete the above said legal procedure?
3) How much time will take to complete the above said work ?

Mutation is substitution of name of heirs or buyers of an owner(read lessee in your case.)

A lease hold property means owner has parted only possession but not the ownership,hence a lease hold property is not marketable with transfer of title.

You should ascertain from the lease deed as to who is the lessor?

It is that office where mutation would be required to be recorded.

Also it would be they to dictate terms on which you can get the lease hold converted into free hold.
