I am a shareholder of a joint property (House) at Ranchi, Jharkhand. The house alongwith the land had been given to a builder for making apartment with consent of all the four shareholders. Each shareholder has now got one flat. Please let me know if we, the original owners of the land, are required to go for registration of our flats.

Registration is not required. However if you make partition deed to avoid any future dispute then it is to be registered.

No change in ownership of the property has taken place but instead of being joint-owners, the owners have got possession of specific portions in the shape of flats. So the only document which requirest to be executed and got registered is a partition-deed among the co-owners.
