Hello Experts,
I have decided to purchase a plot in Bangalore and have got the documents verified, all ok there. This is an Odd site( all 4 sides are different) This property is with in a gated layout and it is BDA approved.
Now, in the sale deed only 2 sides are only mentioned and other two dimentiones are missing. Total area is mentioned as well.
It looks like a mistake while drafting the orignal deed.

A rectification deed shall be executed by the vendor in your favour. The stamp duty is normal for a rectification deed to change only two boundaries if no fresh rights are created or no other alterations.

Yes, seller has to execute rectification deed in favour of purchaser.

Before going for purchase, you have to ask the seller to execute rectification deed.

You said " Now, in the sale deed only 2 sides are only mentioned and other two dimentiones are missing. How can a sale deed be executed with mentioning tow sides only! It is not ok. Certainly the seller has shown you a different copy. Ask him for the original sale deed or certified copy to see.

All 4 sides of the property has to be specified in the sale deed, if not mentioned get a rectification deed registered.
