My father passed away suddenly a few years ago. Unfortunately, he did not make a will for the disbursement of his assets. My mother is still alive. My query is that "What is the legal way to transfer the property into my mother's name? How much cost will be incurred in doing so? The property is a 1-bedroom house in Vashi, New Mumbai. Would you be able to suggest a lawyer in the area?" Your help will be highly appreciated in this matter. Thank you and best regards.

is it a flat in a cooperative society? did your father leave any nomination ? who are the legal heirs?

After the death of your father both you and your mother have become equal half share holder of his properties.
Now any of you can make the other one its absolute owner by transferring any of your share in favour of other by deed of gift or deed of relinquishment.

if other successors do not have any objection then it can be easily transferred.
