Specific performance

My query is as follows -

 

1. Mr. A entered with an agreement to sale of property with Mr. B & Mr. C ; let dated 01 Jan 2020.

2. Later on both Mr. B & Mr. C has made default to register and transfer the property to Mr. A.

3. In continuation to regular follow up by Mr. A ; Mr. B has register a Power of Attorney and made a fresh Sale agreement in favour of Mr. A ; dated 01 April 2022; as fulfilment of his obligation with consideration particulars same as original agreement dated 01 Jan 2020. However, Mr B has also not yet register the sale deed and transfered the property to Mr. A.

4. Now what remedy available to Mr. A to sue on both Mr. B & Mr. C ;

I. as around 3 years to get complete of original agreement dated 01 Jan 2020.  

II. How to draft and send legal notice to both Mr. B & Mr. C for specific performance of original agreement dated 01 Jan 2020.
