Are all co-owner's signature needed in case of sale land

A land is in the name of 4 persons in odisha. One of the co-owner is willing to sale his share to another co-owner by registerd sale deed. In this case, the rest two co-owner's present and signature is required in Sale Deed?

If no, then what is the procedure for registration. Is online registration possible?

Cancelation of multiple registration

Dear experts,
A and his 3 sisters muslim family having landed property flown from their parents who are no more. One of their relative misguiding A who is innocent and handicapped inducing getting benifits from the government being handicapped taken registration office and registered the land of 1.3 Acres from 4 Acres without taken in to considerations of his sisters in 2019 infavor of X and with in no time X excuted a registered sale deed in favor of Y in 2019 and in 2020 Y executed registered sale deed in favor of Z.
Just a month back A sisters came to know that and asked A and he told that once our relative came along with others and told that you are handicapped and we trying for government benifits and I went there and affixed thumb impression.
Under these circumstances can't we file a suit for cancelation of the registered sale deeds.
All the three sisters who got married and all of them looking after their brother being he is an innocent and handicapped with advice of their relatives.
Hence I request you all the experts kindly give a suitable advice on this?

Kindly provide the sections under which a case under DV Act which has been amicably compromised BE QUASHED/COMPOUNDED BY A HIGH COURT other than Cr.P.C. 482.
If possible please also mention citations in support of your solution.

Will document valid or not for making ancestral property

Dear Experts,
My Uncle was made a registered WILL document of 6 acre all ancestral agricultural land to his first son named in the year 2009. WILL document was registered without knowledge of his second son. Then my uncle and his two sons 6 acre equally shared 2 acre each by registered partition document in the year 2010. My uncle was died six month earlier. Hence, please kindly advise me the following my query.

1) Will WILL document applicable remaining father’s 2 acre share?
2). Will WILL document legal/valid this stage which was made before partition document and all 3 persons
ancestral shares included?
3). Can first son claim his father’s 2 acre land by WILL document?


I am looking for your kind advise in this regard.

Name differing with school record and government record.

One my client (Gomathi) initially she was Hindu, then she converted in to Christian, then she changed her name as Sharon (Christian name). But she didn’t change her records.

Her ration card, Adhar Card, Votter ID and all the documents was in the name of Sharon.

But her school certificate remains in the Hindu Name Gomathi.

Now she wants’ to apply for a government job, But name was differing School Record and Government Record.

If we change the name in the Government Gazette, it will be effective from the current date only.

Please advise me in the current situation.
How to change her name in the School Certificate?

Cheq bounce

Hi experts ,here is my quiry pls help to suggest.

i had sold my hospital equipments to a person and he had issued a cheq to me and it boounsed back....
person is rejecting to pay and saying to take action against him as the case will go on for a year so that he can pay back.

I have 100 rs stamp paper written by his own handwriting that the material is good in conditions and checq number issued.

We had sent the legal notice and this is refused now my lawyer had informed 15 days to wait for the response after which the case to be filled against him

How long does this go on? .....I am having sleepless nights ......if he ignores summons from court what will happen next? is it nessosary to file acase against him after his rejection of first notice? thought to give police complaint ....pls suggest

Birth certificate

Hi

I was born on October 17th 1983. My birth was not registered and i don't have a birth certificate. I need a legalised birth certificate for a travel Abroad.

I was born in Sankaran Kovil, Tirunelveli district Tamilnadu.

What is the right and the easiest way to get a birth certificate issue for me now.

I need to travel by the end of this year.
