My residence address is of Delhi and I live in Delhi only. Also I have a 3b/r flat in Ghaziabad, UP, which I am planning to give on rent. For the purpose, I have to make Rent Agreement for 11 months. Please suggest / guide me:

1. Whether I shuld buy stamp paper from Ghaziabad, UP, only. Or, the stamp papers can be bought from Delhi also.

2. What are the legal consequences if I use stamp paper which is bought from Delhi?

3. The property in question is in UP. The stamp paper used is of Delhi. In case of any conflict, which court of jurisdiction will apply?

Divorce

Dear All,
One of my known Hindu friend is a housewife in Solapur Maharashtra. She married in the year 2007 and now even has a 5 years male child. Since last 2 years it is found that the husband has not approached to her. It is also confirmed by the sources that her husband is leaving with someone else. Finally she is now fed up with her life and wants to have a divorce by mutual consent without alimony. Moreover her husband also wants the same keeping the child in his custody.
As my friend is not so much educated so kindly let me know the steps to be followed by her. I want to know that what would be the total expense required to set her free to start a new life and what are the legal formalities.

Purchase of new property

Dear Experts

We bought a flat last year and the same was registered in my mother's name. As per the agreement, the buyer was supposed to provide gym service as well. Its been a year now but the Gym facility has not yet been provided. Also, the building has been handed over to the association and they have been chasing up with the Builder. Ultimately, the association has informed the society members that the gym room will be used for parties etc. I think it is incorrect. The builder is not entertaining any of our complaints and requirements. The clause regarding the gym is given below:

''The Vendor will provide basic amenities like Children Play Area, Intercom
facility, Gym Room, Generator.''

As per the clause, the builder is supposed to provide Gym Room. Isnt it self-explanatory that he is also supposed to provide the equipments? He has given us a room without any equipments in it.

Can you confirm if the same will be tenable in the court of law if we want to file a suit against the builder for not complying with the sale deed.

Thanks and Regards

Joint hindu family

We have an ancestral property in Mangalore, Karnataka. The co-owners of this entire property are 9 siblings(3 brothers & 6 Sisters).
Out of the 9 siblings, 8 are of the view that the property should be equally divided among all 9 siblings.
But 1 of the brother is of the view that half the property should be given to him and rest divided among other 8 others. The reason being, he is not well settled in life and others are well to do.
Now the other 8 siblings require to go ahead with the partition process (equally) while 1 of the brother is not agreeing.
Can the 8 siblings go ahead with the partition deed ? What obstacle they may face by the non agreeing sibling ?

Registration of leave and license agreement

I have signed Leave and License Agreement and not Rent Agreement with my tenant whom I have given my house for personal residence.
I went yesterday to Registrar's Office in Pitampura, Delhi and met an advocate there. He told me that Leave and License Agreement cannot be registered. I should, therefore, sign a Rent Agreement and get it registered.
I am confused. Please advise me on the following :-
i)whether a Leave and License Agreement can be registered or not ?
ii) If not, whether unregistered Leave and License Agreement is valid document or not?
Regards,
