Condion in will

My clients 3 sons got property by will from mother[mother got self acquired property] .Mother put a condition , only to enjoy property and they can not sell
Now question is can all mutually agree and get succession certificate and can they sell what is the procedure in karnataka

If mother is alive you cannot sell the property, because it is conditional will. If she is not alive then all can sell their share.

The will comes into operation only after death of its testator and not before that and the conditions attached with the will are binding on the beneficiaries.
