Dear All

We live in Pukari/Pagdi system.It is a Repair Cess Bldg.It is Constructed With Iron Beams ,reti and Cement .Some Part of the Iron Beam are rusted.It is rusted beacause of Water connect.Due to rusted there are hallow/hole in the centre part of rusted area.This picture is on both the side of Iron Beams.
Whose right ,duty and with whose expenses it is to maintain in good condition.

since you are paying cess to repair board of MHADA in the vent buiding is in diplidated condition MHADA would be responsible for carrying out repairrs

Except for minor repairs the owner is liable for the repairs. If he does not, inspite of notice from you take a direction from court for such repairs to be done by the owner

In the case of pagdi buildings, which are cessed in the city of Mumbai, it is the responsibility of MAHDA to under take all major repairs.
