I have bought a land in 2018 by thew owner who purchase the said land in 1985 from a owner whose mutation receipt was up to date as on date to my purchase date as sequence.my mutation also made.but one of claimant has filed a case in the court of additional collector (revenue) for cancellation of mutation in sequence with a true copy(nakal) of sale deed dated 19/04/1952 excuted by khatiyani raiyat issued by registrar office & a jamindari return issued by abhilekhagar.when we go through the legality of sale deed we, found that whole documents are false & fabricated. but adm has cancelled my mutaion on the ground of title whereas i have submitted all documentary evidence before adm to prove it false.last survey was made in 1901 publised in 1910.how can we prove the sequence from khatiyan to me whereas all Sellers HAVE DIED LONG AGO.JUST AFTER ORDER OF ADM CO & KARMACHARI HAVE ISSUED THE MUTATION RECEIPT IN HIS NAME WHERE AS I HAVE GO TO APPEAL BEFORE DM & MY APPEAL HAS ACCEPTED.WHAT WE SHOULD DO.

IN THE COURSE OF TIME ,I HAVE ALSO BEEN ABLE TO GET THE CERTIFICATE FROM REGISTRAR FOR NOT ISSUING THE MENTION FAKE DEED BY HIS END ALONG WITH TREASURY OFFICER REPORT THAT THE SAID FAKE DEED STAMP PAPER HAS SOLD ON 16/07/2017 TO STAMP VENDER & THAT STAMP VENDER HAS SOLD IT ON 29/01/2018 WHEREAS THE SHOWING CERTIFIED FAKE DEED DATE IS 29/01/2008.NOW OPPONENT HAS ABLE TO TO CONVINCE THE ADM REVENUE OR ABLE TO GET THEIR SUPPORT BY GIVING HIM BRIBE FOR PASS THE ORDER AGAINST ME.NOW THE ADM HAS TOLD ME THAT YOUR LAND IS NOT IN SEQUENCE BY KHATIYAN. PROVE ALL THE TRANSACTION FROM KHATIYAN. HOW IT COMES FROM KHATIYAN TO YOU.I AVE PURCHASED THE LAND TO SEE THE MUTATION 7 POSSESSION ON LAND ONLY DUE TO LAKE OF KNOWLEDGE. I AM NOT ABLE TO PROVE THE SEQUENCE DUE TO A VERY LONG PERIOD HAS GONE.LAST KHATIYAN PUBLISHED YEAR WAS 1909.PAST DEED HAS ONLY MENTION THAT THE LAND IS PATERNAL PROPERTY( MAURUSHI) BUT MUTATION WAS GOING ON SINCE ITS INCEPTION BUT MUTATION RECORD IN ANCHAL OFFICE IS NOT AVAILABLE . PL. SUGGEST WHAT I HAVE TO DO IN PRESENT SITUATION. CASE IS ON ORDER.BUT ORDER HAS NOT PASSED AS YET. A OLD MUTATION OF LAST 35 YEARS CAN BE CHALLENGED OR CANCELLED BY ADM ON THE GROUND OF NOT MAINTAIN THE SEQUENCE OF LAND BY KHATIYAN ??????

I have purchased a land with rgistered deed from a person having his original sale deed of 1985-1986 & having the mutation receipts since inception from till today & having possession on the said land.After sale ,some one has come with a nakal copy of sale deed of 12/04/1952 without any mutated receipt & stop my construction work by showing the deed.what should I do. I HAVE PURCHASED A LAND IN 1993 THROUGH A VALID SALE DEED. IN 2017 I HAVE TAKEN A MESUREMENT BY PVT. AMIN, MY LAND HAS SHORT ABOUT 170 SQFT WHERE MY NEIGHBOUR HAS ALREADY MADE ILLEGAL CONSTRUCTION. WHEN WE APPROCH HIM HE HAS ASSURED ME THAT TO REMOVE THE CONSTRUCTION, BUT AFTER SOME TIMES ,HE REFUSED TO DO SO. HE HAS GIVEN ARGUMENT THAT NO ONE CAN REMOVE THE CONSTRUCTION AFTER 12 YEARS OF ADVERSE POSSESSION. HE HAS GIVEN HIS 170SQFT LAND IN ROAD & ENCROCH MY LAND. HE HAS MADE A ONE STOREY BUILDING OVER MY LAND . WHEN WE OPPOSE ,HE HAS NOT MADE ANY CONSTRUCTION OVER THAT WHERE AS HE HAS ALREADY MADE TWO STOREY CONSTRUCTION OVER HIS ACTUAL LAND.I HAVE APPLIED IN ANCHAL OFFICE FOR MEASUREMENT OF LAND & CIRCLE OFFICER HAS GIVEN THE REPORT THAT 170 SQFT LAND IS ENCROCHED BY NEIGHBOUR & MAKE ILLEGAL CONSTRUCTION.. I HAVE GIVEN A LETTER TO SHO ,DYSP,SP,CO,DCLR FOR REMOVING THE ILLEGAL CONSTRUCTION.BUT NO ONE IS READY TO TAKE ANY ACTION.
NOW WHAT I SHOULD DO?
WHAT TYPE OF LEGAL ACTION MAY INITIATED TO REMOVE THE CONSTRUCTION?
IS ADVERSE POSSESSION ACT APPLIED ON MY LAND?
WHAT IS LIMITATION ACT,IS IT APPLIED ON MY ALND?
HOW WE CAN GET OUR LAND,WHICH IS FRONT & FACE OF MY BUILDINGS.I DONOT WANT TO LOOSE IT.
