Rectification deed

A- sold to B a house -plot in tamilnadu with a mistake in New -survey number and it's Patta number by oversight.2002..Everything else like boundries dimensions area,and Old Survey number are all O.K.Plot number as per the approved layout is also correct.

B sold the same to C with the same error in New-survey number.in 2008

Now C came to know about the mistake in 2012.All other descripttttions and Layout plot numbers are all correct in all 2 documents.

 

Now if a rectification deed is to be made,  the options are :-

Option -1

B and C register a rectification deed for 2008 document.

Option 2-

 B and C register a rectification deed for 2008 document and make A as a cofirming party or somethging in the same rectification deed.( sort of affirming his No-Objection

Optioon 3

A and B  register one rectification deed

B and C register another  rectification deed

All three parties A,B, and C have been executing through their POAs. POAs of B and C are easily available and As POA is doubtful.

Which option is advisable in ranking.Which is not good ?  What are the stamp duties applicable? Pl offer advice.

Option;3 seems to be better.

1stst: C becomes confirming party.

2nd: A becomes confirming party.
